With so many properties for sale in Mallorca, it’s hard to know where to start. Before you search for your dream home, you need to decide between apartments and penthouses or houses and villas. After you make your choice, you will need to work out your exact requirements and preferences and find out your true budget and limitations.
Apartments and penthouses against houses and townhouses
If you like to be close to other people and communicate, then you should consider apartments or houses for sale in closed communities. Communities located in the resorts in Majorca, mostly have a kind of common amenities (gardens, saunas or swimming pool). Apartments and penthouses allow you to mix and mix with your neighbors. They are fabulous for kids as they can meet and play with others. If you have children or animals, you can buy an apartment on the first floor with a garden. Garden apartments are also very convenient for children to escape from the pool without help — this gives you time to relax in the comfort of your own home.
The most expensive apartments that can be bought are, as a rule, penthouses, but paying a premium for the purchase of penthouses can be very profitable. They usually offer superb views, extra space and, with no apartments at the top, you can be sure that there are no noise or steps coming from above. Penthouses also carry a certain prestige, which is further aggravated in some of the special and exclusive communities of apartments that are sold in Mallorca. Luxury events such as Mardavall of Portals or Las Fuentes de Los Pampanos from Santa Pons are well known for their elite status, which makes them extremely desirable and thoughtful.
All types of apartments are ideal for holidays, because they are safe and easy to close - it’s much less maintenance or expense than separate houses and very attractive for families with children who want to socialize.
For those of you who prefer privacy and “get away from it all,” it may be more appropriate to look at villas or houses for sale in Mallorca. Separate homes give you space and privacy, but this is usually associated with additional running costs and a higher sale price.
Separate houses or villas in gated communities can offer an excellent compromise, as they provide the best of both worlds — the advantage of independent and private, as well as accessible community facilities. They give freedom of choice when it comes to communicating with others.
Current expenses for apartments, houses and villas
When you look at different apartments or town houses to buy in a community, you should always remember to include utility charges. These fees consist of community expenses (current expenses on a community pool and garden, water bills, cleaning of communal areas, etc.). These costs are summed up and distributed among all apartments in the complex. Each share is calculated based on the size of the apartments or houses, as well as the share or share that each property occupies as a whole. Penthouses and ground floor apartments tend to pay more because they are larger. As a rule, the more objects offered by apartments, the higher these fees. In Mallorca, the community can be as low as 25-50 euros per month, while some of the most prestigious developments have apartments and penthouses for sale, where utility payments can be 200 euros - 800 euros per month, and in some cases, even higher than that.
Homes tend to have higher maintenance costs, since you need to pay for your own pool or garden. You should also consider another service. Repairs must be paid for by you, the property owner, whereas in apartments, construction and external repairs are sometimes covered by community charges or community building insurance. Houses and villas require you to write out your own building insurance policy and are individually responsible for all day-to-day maintenance — although you can use the villa management company to take care of all this on your behalf. Many homes that are for sale in Mallorca already have a company that cares about the property. If so, then you should ask about their charges before buying a home. A good property management company will be able to effectively manage your villa and solve any problems, making your home ownership abroad stress-free as a dream holiday.
