Buying land in Krabi, Thailand -2

Krabi

The province of Krabi covers about 4,700 square kilometers and extends from the Phuket Peninsula to the Andaman coast to the province of Trang. The province has about 100 km of the most amazing coastline in the world, and also includes hundreds of islands, the largest of which is Koh Lanta.

Krabi is the capital of the province and is located near the coast near the middle of the province. The new international airport and bus station are located on the outskirts of the city.

Tourism within the province is mainly limited to the coastline and islands. In these tourist areas the roads are excellent and the services are fully accessible.

On the mainland, development is constantly focused on the old fishing town of Ao Nang and the beaches in the north. This entire coastal region is the highest level of development. Land values do not really have a large number of prerequisites for work. But, generally speaking, the closer you get to the coast, the more expensive the property.

The city of Ao Nang itself is the center of the tourist scene on the mainland. About 80% of hotels for tourist hotels are located here, where the main restaurants, tourist shops and bars are located.

Location Location

People want to buy land for various reasons.

start a business; Hotel, restaurant, shop, etc.
build a house for rent for large parts of the year
build a luxury villa for rent on a daily or weekly basis
build a luxury villa for a full stay
build a budget home for retirement
Build a home for raising a family while working in the area.
investments

Each of these categories will have different priorities.

Business
You must be within the reach of your customers, so depending on the type of business, you will be looking for land in or near one of the settlements or adjacent to one of the main roads. The hotel or guest houses should be located 5 km from the beach.

Luxury villa for rent
It is here that the main part of the development in Krabi is concentrated. In the past there were very few of them, however, it seems that this number will increase exponentially over the next two to three years. This category has the most specific requirements.

  • within reach of tourist spots
  • ideally will have a view, sea view or panorama
  • must be close enough to main roads to get high-quality utilities (or bring them to very expensive)
  • The value of these requirements means that it is worth spending relatively large amounts of capital in the right place.

For this category, you will probably pay from 20 thousand to 100 000 pounds for one area of land.

Luxury villa to stay.
People in this enviable category have the widest choice as they are not limited to land within 2 or 3 km of tourist places. A plot of land with beautiful views is available at relatively low prices just 2 or 3 km away, and as long as you have transportation, then that's fine.

For this category, you can only pay £ 10,000 for one ray.

Budget home for retirement.
Land for this category of buyers tends to stick fairly close to tourist areas. It really depends on your need or desire to live with other emigrants or isolate them. It seems that most people in this category enjoy public life and therefore may be advised to buy offplan plot as part of one of the many small events that are under construction. The surface of this is that everything is done for you, the disadvantage is that it is a relatively expensive way to buy a house. As a rule, you pay from 80 to 150 thousand pounds for a three-room detached house on a plot of 4 to 800 meters.

What makes the earth valuable

Beachland
A piece of your own beach sounds like an impossible dream, but it is possible. Most of the beaches have already been cleared for resorts and hotels, but there are still pockets that are available even in the most well-kept areas. However, the price is high; on the most popular beaches, it can be up to 20 million baht per paradise (1600 square meters), and sometimes only 20 meters from the actual beach. 20 million baht sounds like a huge amount of money, but this is equivalent to about 300,000 pounds or 450,000 euros, which in turn refers to the average for a three-person semi-private house in London, and while in London there is room for expansion, Krabi & Embankment # 39. This means that there is no doubt that the offer will end and the cost will go up.

Your other choice is to look a little further from the popular tourist resort areas of Ao Nang and Klong Muang, and perhaps even to one or two islands nearby. Beachland in these areas, although still not cheap, is more accessible, however we advise anyone who wants to buy more in them to find places to really explore their motives. If you plan to rent a house as a holiday home for most of the year, this option may not be practical. But don't let anyone tell you, I have now noticed some very exclusive villas that rise about 7 km from the beach and the city. People building these seem to have decided that an idyllic quiet place with a beautiful view of the mountains can be rented, and they may well be right. Of course, after a few years with hindsight, this may be a very wise decision, since all the space in the more intimate areas is filled up, the villas in this area may begin to feel cramped and urban.

Sea view
If you can not have a piece of the beach, then maybe you can see the sea? More affordable option for sure. However, the locals have bet on the value of such land, and they are going to get a premium. There are also problems associated with the purchase of land under high pressure, firstly, obtaining services for it and, secondly, finding a part with a clear name for the land.

Mountain View.
This, in our opinion, is where you can score in Crabo. Krabi is famous for its dramatic mountains, unexpectedly from the ground with clear cliffs. There are hundreds of places where mountains can be seen covering a huge area, and this means that the land is considered cheaper. Land in this category within 5-10 km from Aonan is what we advise anyone to buy. Prices vary depending on a number of factors, such as distance from the power supply, the ability to connect to the phone / internet, water and roads.

No view
Do not count it. But do not pay too high a price. Example: a person who recently wanted to sell a plot of land turned to us. We went to him and, although he was quite adequate for the house, he had no idea, there is a small hill on the horizon, but not someone whom someone would call a view of the mountains. We asked how much they asked, and they said that two hundred meters, a part just sold for 2 million for one ray, so, given the inflation, they wanted 2.5. We tried to say that it is too high. Then we saw a piece around the corner, which has a stunning view of the mountains, stretching to the horizon and clearly costing 2 million, which were paid for it. We tried to explain this to the guy, but, unfortunately, he could not believe that fate had dealt him such a bad hand.

In any of the above categories, you should consider the type of land. Most likely, this is the land of rubber wood or palm oil. Over 90% of the land in Krabi is cultivated in one of these two ways. There is nothing wrong with that, and very mature palm oil trees are beautiful and retain shade, but if there is a piece that is not one of them, and it has either fruit trees, or even better, an assortment of mature trees, then it has to deserve more.

Thus, all these factors are taken into account along with services, proxy servers, the type of other housing next to it for a very complex combination. But it's not at all impossible to get good value.

Ethics
The published ethic of development in Krabi is to preserve its beauty. Large areas were designated as a national park, not created. All mountains are not areas, and theoretically there is a strict limit on the height of buildings on the beaches. In practice, these rules are often bent or even broken.

But for those who plan to spend time in Krabi, these clearly inconvenient rules are used in their own interests. We would like to see that they are applied consistently to all. Therefore, we will not advise people to pay money for the table in order to have land, which for a good reason was designated as a national park for obtaining a building permit.

It changes the minds of many people about construction. The affected areas are mostly those that claim that the view of the sea, like without building on mountainous land, has very few points of view, and they are limited very close to the coast.

But we must emphasize that we are committed to the sustainable planned development of an area that preserves the charm and beauty that are now in Krabi

Earth Agents
Due to the high values of land in the real estate market in Krabi, there is a real ripper. All local landowners, most of whom own several rai, have heard of paid prices. They hear that one ray can go as much as 10 million baht, which can be many times more than expected income. This is certainly true for the few who are fortunate enough to inherit the best-selling land. But obviously, this does not apply to the whole earth. Many of these people now have completely unrealistic expectations. Due to the fact that buyers of values are placed on points of view and advantageous points, it is possible that two neighboring plots of land belonging to different people will cost completely different values. One with a beautiful panoramic view of the mountains can cost up to 4 million baht, and the neighboring one with a view cannot cost only 500,000 at all. It’s a lottery and one that it’s difficult for people who lived and loved their land to be understood by generations. It is unexpectedly tragic that one of them could sell a small plot and retire according to the procedures in which his neighbor must continue to work on his land for a meager living.

Because of this lack of understanding of the value of a look, there are deals that you need to have, but you can also completely disrupt. If you go to see the plot and see a big expensive house in the building next door and reliably said that the land was sold for 2.5 million Rei, then it would be easy to believe that the plot that you see is worth the same. But the neighboring site has an amazing view, but yours is not, then it does not have the same value. Alternatively, you may be shown a plot full of rubber trees, from the middle of which you see nothing. The owner of the land may not understand that cutting down several trees will reveal the most beautiful view in Krabi, in this situation you can really agree. Just use your imagination and common sense and judge each piece of land on the merits.

The local Krabitrek tour operator offers friendly, professional service to anyone who wants to buy property in Krabi, they know the best areas and the correct estimated costs without interest, so you can be sure of honest, unbiased advice and information.

The Krabi property scene is still very much in its formative stages and has earned a reputation as something like a city with a golden gate. The values of specific areas are reduced to the fact that the buyer thinks that they can not get it, because in fact there is not enough to accurately set the price.
