Where to build

Evaluation is the main key to where to build. You will find that the best areas will have a better rating. In turn, this means greater profits. If you think that the field is good and the score is low, then you know that you misunderstand this area. Evaluation is the acid test on which to build. Before I became well versed in assessments, I learned the following important lessons:

1. Competition vs. Competition

When I first started building in the Atlanta metro, there were two areas. One area was where there were many competitors and large builders. Then there was one where there was little or no competition. I decided to go to this area with little or no competition. I built a beautiful house. A man came and saw a house. He liked it. He bought it. After the dust has settled, that's all. What I did before is the fact that I built this beautiful house in a rapidly developing area, and I do not know how many jobs I received from this house. Instead of one buyer, I had many potential buyers. People going to other houses would see mine. In an area with little or no traffic competition, there was little, and very few people saw the quality product that I was building.

In addition, large builders in those high competitive areas spend a lot of money on advertising. All those who react to their ads drove past my house. Therefore, if I had to do everything again, I would find two or three of the hottest areas for a house of the size I wanted to build, and I will build my house as close as possible to one of these areas.

Yes, a major builder would beat my work and material value; but I found that I could beat the socks on top of him. Large builders have a huge amount of overhead in controllers, draftsmen, interior designers, advertising and marketing. I could compete directly with a major builder. Message: do not worry about competing with a major builder.

2. Divisions

I want to discuss building in a unit, and not build on a random lot outside a unit. We all have an idealistic concept of having several acres of land and a large estate. But many people have children, and when they have children, they want to be in an area where there are other children. Even childless couples want to be in an area where they feel a certain degree of security. When I talk about security, it is the security of knowing what will be built around them. I found that houses in a good unit tend to sell faster than houses that are not. In addition, units that have facilities such as tennis and swimming pools sell better than those units without facilities.

3. Schools

If you are building in a price range and an area where people usually have children, then you should consider the school district. Even when building luxury homes, you cannot assume that the owners will send their children to a private school. You must know the school district.
