
"Perfect" place; Whether you are the first home hunter, apartment finder or veteran shopper, some things never change; we are all looking for a home that wants to fill our entire wish list. wishes fit our budget and welcome us with love.
Finding the perfect home is a process that begins with a clear idea of what is perfect, meets a new satellite, called reality, and is constantly changing, until you finally reach “That's all!”. decision.

Having spent thirty years in real estate, new construction, remodeling and residential and commercial finishing industries, I got the opportunity to participate in almost all processes, home search with literally thousands of people from all walks of life.
The things I learned with them and with them deserve to be checked and reviewed:
Quick check steps
a) honestly look at your income and budget; if you can stay within 25% of your mortgage or rent, you will find other areas of your life more manageable and enjoyable.

It seemed impossible
After three years working as a realtor, I opened my office; Lists are mandatory for any realtor, even more important when the business is new and your inventory is zero.
While I had incredible sales success, one particular house was listed with my previous broker for a year and a half with worse than dismal results; we could not give it away.
There simply was no reason for the house not to sell. Each agent in the office had open houses, and he was repeatedly shown by other companies.
The house was a seven-room brick ranch with a fireplace, a family room, a double garage, three bedrooms and two bathrooms.
All this for three-quarters of an acre of a fenced lot with an estimated loan (then no credit check was required) and a payment of $ 356.00, including taxes and insurance! To buy on these conditions it took only $ 6000.
It is noteworthy that the price was estimated at $ 10,000, was in excellent condition and in a very desirable area and very close to schools. How could this house not sell? In complete disarray, the owners stopped trying and removed from the market.
At first I stopped to get a listing for my new company. The owners were discouraged and told me that they only listed the house initially because they fell in love with an old two-story house in a historic area; which has long been sold.
I need lists and sales! I asked them for a 24-hour list, due to the fact that I could secure a house that they originally wanted to buy; a long shot, but I literally have nothing to lose!
They said yes, apparently believing that it was impossible to fulfill this mission.
I went to a historic home and asked if they were interested in selling their home. I explained the situation with a buyer who wanted to buy his house and lost it when they could not sell their house.
The owner had two very large dogs and advised me that they took a historic house because they also lost the one they wanted to buy!
The house they wanted had two and a half hectares and was ideal for their children and dogs, but was suddenly removed from the market.
They would only sell this house if they could buy the one they originally wanted. They signed a conditional listing agreement and a sale and purchase agreement for a home that they lost. It quickly became a quest! I went home with the pad. The woman who answered the door was very surprised to hear my story.
She explained that she and her husband lived in the house for many years and got together to find a new building with less repairs to the yard because of their age.
They found the one they loved and brought their house to the market to find out almost immediately that her husband had a disease.
They removed it from the market and devoted their time to its deteriorating health. When I arrived home, her husband died.
She willingly wanted to leave the memory of his death there; and let go of the area that requires so much time for one aging woman.
And you guessed it; she wanted a new home that they chose together.
The same process was repeated. She signed a conditional listing agreement, and we went together to look at the new division.
We were able to find the exact house in another plot, which she found acceptable.
At this moment everything may seem magnificent; all listings were sold, and all went to the house they always wanted.
In addition, all this was due to the sale of the first house, which was on the market for a year and a half!
Sales of the first house, with a very rough track record, became the basis for all these dreams. I went home that evening, knowing that I had 24 hours to sell a house that had the worst chances of a 24-hour sale. It was a pretty tight order.
But then I was not responsible.
Later in the evening I received a call from a former school assistant. She was looking for her first home, and it took them a few things that she thought would be difficult.
Her wish list; three bedrooms, a family room, a double garage for her husband, who was a mechanic, a large courtyard for her three sons and, although she thought it was impossible; the fireplace and the fenced yard were on her wish list.
There is more; they had credit questions and they needed a claim for a loan, they could only afford $ 375 per month with taxes and insurance included, and only they had $ 5,600.00.
Their desired school district was the same as the house in which I needed to sell.
Maybe you can see where this is going. We met in the house; both of their parents have come. Nobody believed it was possible.
They saw this house, which no one could buy, as an answer to their prayers. Parents helped to complete the down payment, and in one day all these people understood the dream!
What changed? Timing; what all.
The moral of this story is that when things get very hard, this is either not the right house or the right time.
Universal law invariably provides a promise that you cannot lose what belongs to you; you cannot save what is not. & # 39; You may find that this is true in all areas of your life! I have.

Another lesson
I had the opportunity to work with my brother, who was a construction contractor, for many years. During a boom in southern Florida in 2004, I found out why people demanded to buy it at home.
He was always successful, and his homes were in great demand. I was charged with sales and marketing strategies for his homes; therefore, his method, which was so loved by the public, was of particular interest to me.
My brother insisted on meeting with each customer personally. This was a bit unusual since most builders simply look through the purchase agreement and accept or decline the terms. Sometimes they meet with the buyer at the time of purchase. I was surprised to learn what was most important to him in these meetings.
Although a typical builder may review his plans with buyers and answer questions, my brother adopted a different approach; carefully asking each customer about their lifestyle.
He asked each buyer to tell him about his life, to go through a typical day in the life of his family and how they lived. From this information, he helped bring them into a design that would best fit their family lifestyle. This process began with asking them to start a typical morning at home, it continued throughout the day, even to mentally pull on the driveway and get out of the car after work, at bedtime;
including laundry, TV, bedtime.
With this information, he was able to determine the traffic flow, the value of the “room number” from the garage, the number of baths the house needs to accommodate the family, and the location of the space that would allow the family to get the most quality in the house.
He learned it all from a mental walk through a typical day in their life and how their time was spent. Nothing was impossible to him without moving the wall, without increasing or decreasing the size of the room or the whole house.
An important issue was that THEY could live there comfortably; he knew that this would lead them to love their home and that it would work for all participants.
Let this process think about your search.
He worked perfectly for him and for every customer. Before you make a decision, take the time to explicitly live in the house before making a decision.
